59–61 EAST 4th STREET

59-61 East 4th Street. This seven-story industrial building is comprised of fourteen (14) lofts, two on each floor. The east side lofts measure 1,650 sq. ft. on the east side and 1,262 sq. ft. on the west side. The building currently houses a diverse mix of 6 cultural organizations, 2 community organizations, a quasi-public agency and 4 artists in residence. Community Board 3 will be relocating to a new building on East Houston Street when it is completed in 2006. Several of the cultural groups, hampered by inadequate space, will be relocating to other buildings on E. 4th Street as part of FAB’s Cultural District Plan. Community Board 3 will also relocate. The renovation of 59-61 E. 4th Street is projected to cost $2.385 million. Upon completion, the residential tenants will occupy loft spaces on floors 5-7. Floors 1-4 will be occupied by the following non-profit cultural organizations:

WOW Cafe Theatre: An all women's theater, WOW serves as a platform for performing artists at all career levels, empowering women to learn production skills as well as develop their creative vision. It's flexible, collective governance structure allows the organization to respond to the artistic production needs of its members, ensuring that the work presented by WOW is always on the cutting edge of contemporary performance.

Design East/Works In Progress, Inc.: Design East is a private business that provides graphic design and production services. Works in Progress' mission is to provide computer (graphic design) training to underemployed and low skill workers. Since 1999, WIP has provided internships to disadvantaged young people. WIP will expand to occupy the entire floor in order to create a computer lab for its students.

Cooper Square Mutual Housing Association: A non-profit, low income housing management company, created in 1991 by the Cooper Square Committee, that manages 24 buildings comprising 399 apartments and 22 commercial tenants. The CSMHA owns 21 of the buildings, all of which have been renovated within the past decade with funding provided by the NYC Dept. of Housing Preservation and Development (HPD) and Dept. of Housing and Urban Development (HUD). CSMHA will occupy the 3rd floor when the renovation is completed.

Cooper Square Committee: A non-profit tenants rights and community development organization that serves more than 1,000 local residents each year, counseling tenants, preventing evictions, and providing social services to low income residents. CSC also engages community based planning and development work. CSC is currently developing a 54 unit building on East 2nd St. in partnership with Community Access, Inc., and is providing technical support to FAB's cultural district planning efforts.
